Ice Dams
Ice dams form when heat escaping from a poorly insulated attic melts snow on the upper roof, which then refreezes at the cold eaves. The resulting ice wall traps meltwater that backs up under shingles and into the home.
Symptoms to Look For
- Large icicles hanging from eaves or gutters
- Water stains or wet spots on interior ceilings near exterior walls
- Paint peeling from interior walls near the roofline
- Sagging or water-filled gutters
Common Causes
- Inadequate attic insulation allowing heat to escape through the roof deck
- Insufficient attic ventilation (intake + exhaust imbalance)
- Air leaks around recessed lights, plumbing vents, and attic hatches
- Sustained below-freezing temperatures following a heavy snowfall
Repair or Replace?
Ice dam damage repair typically involves drying out affected areas, replacing damaged decking, and installing ice-and-water shield membrane at the eaves. The underlying cause, attic insulation and ventilation deficiencies, should be corrected simultaneously, or the problem will recur every winter.
Ice Dams in Northeastern Pennsylvania
Ice dams are arguably the most destructive roofing problem in Lackawanna, Pike, and Wayne Counties, where temperatures routinely drop below 20°F for weeks at a time following heavy snowfall. Older Scranton-area rowhouses with minimal attic insulation and flat or low-slope rear additions are particularly vulnerable.
